Good luck with that, though I’m on an email list for apartments I was looking at before I moved into this one and the majority are offering 12 weeks free rent with a new lease.

You might be able to haggle if you rent a house. Never heard of haggling with an apartment complex, I think it might run afoul of fair housing laws.

They will likely give you more free weeks off but keep the monthly high for their financials (keeping avg rents up if they want to sell soon)
