House was nice enough we are going to put in an offer. Realtor was going to do some research tonight to see what # we should come in at.
The main issue with the house is no washer and dryer and the hookup is in the basement.
Basement stairs are narrow as fuck and tight at the bottom. Probably can't fit anything decent down them.
Also no fridge but that isn't a big deal.

Basement is better for water issues. Open up the basement wall near the bottom of stairs. Washer and Dryer combo can be had off Facebook for >$200. Fridge too.

Very hard to find an older house in this shape + it is in a very desirable city, walkable to that city's downtown.
Will depend how low Fannie Mae wants to go on it. There was another couple there before us last night, maybe they will offer more if they liked it. Not getting our hopes up.

One bathroom would scare me off, too. Not that bathrooms are always going to have issues, but if you do now you have no options. For as much money as you spend on a home you minus whale get two.
There's other homes in the same area at the same price point that get you more. I'm sure there's others that are closer to whatever it is that you want out of a house but here's one:

We actually went and saw that one awhile back. had some issues. mainly the basement ceiling was too low for me. I am 6'3" and had to hunch over a little.
hard to see but in picture 12 the ceiling is very uneven around the doors. they didn't finish it right. I feel like there was something else but those are what I remember most.
We put an offer in on the 1 bathroom and went considerably lower than what I expected. Our agent found out what the bank is in for it and felt good at the # she suggested.

Some people are a mystery to me. The agent probably paid for that cleaning and photos too. Now all of the showing feedback from the other agent's are probably just comments about how filthy the home is.
