My wife LOVES this house. I like it a lot. The area is going to be hard to beat. We're going back in at 290 with a max of 295.

Hopefully our shitty beginning offers don't skew things with them but don't know how that works.
Wrangle your hen and your emotions. This is a bad decision. It will take 6 figures in remodels to sell it when you need to.

Selling agent said they are not considering lower offers until 90 days.

If this situation would come up again, will most selling agents be more up front about that. Would have saved us a lot of time and mixed emotions the last few days.
90 days is longer than I've ever seen for a REO to drop price but who knows

The listing agent works for the seller so don't be surprised if no one wants to go off the record and tell you they'll take less

I'd focus more on not seeing houses well outside your comfort in hopes they'll drop price. Likely wasting your time

Around here, if your max was 295 I'd be trying to show you stuff around 285 tops so you'd have room to escalate up if multiple offers.

this is the first one we've seen over budget and only went because she thought they would go lower.

Usually if a house is on the market more than 30+ days it is priced too high.

Just my .02 cents.

My neighbor's house had it's listing removed after 120 days - just last week.

Curious to see if it closes in the next month or so or if they just pulled it off the market. They never dropped their price since it was listed originally back in October.

I went back to look at that listing again and it doesn't appear to have even been on the MLS. Was it an FSBO?
