Anecdotally I won a bid on a foreclosure property on a multiple offer home with a VA loan. None of my realtors bitched about the fact that I was using a VA loan in the 2 homes I bought. I do remember there being a lot of diligence in the appraisal process, but it didn't impede the process, even on the foreclosure home.
How many offers did you make before the offer that was accepted?

I’m glad it worked out for you and I’m not telling anyone not to use VA financing, but they should go in to it with their eyes open. @saabguy acknowledged that agents will advise sellers against accepting VA deals, even if he doesn’t agree with me that the advice is warranted.

Did you tell the seller while moving thru the contract or just spring it on them right around settlement ?
The purchase agreement would have the not subject to financing box checked, and inspection waiver box checked, but she would add the below line item:

*23. ADDITIONAL TERMS: ✘ 1. Should the Purchaser decide to pursue financing, the Seller shall provide the Purchaser and Purchaser's agents reasonable access to the Property to conduct an appraisal. Purchaser acknowledges and agrees the purchase is not subject to appraisal and the Purchaser shall pay in cash any appraisal gap between the agreed upon purchase price and the appraised value of the Property.

Im assuming it would come up when she said hey an appraiser needs to come out for an inspection :o

Waiting on a text to see if you got a house is nerve racking.

Seller after no contact yesterday lowered their offer this morning - we countered 3k higher but 5k in closing credits.

Would use the 5k to refinish the floors.

Our agent is giving us shit for not using her recommended inspector. This normal? It's annoying.

I mean I have a couple people I refer buyers to but I don't care at the end of the day who they use. Your agent might just feel her recommendation is a really good inspector. Or he could gloss over things and not be a deal killer..

Yeah and not like we can ask her that question. The place my wife found has stellar reviews, a lot of recommendations from people on reddit too in the area.

Try not to dwell on it, this is a business transaction, she can be in her feelings if she wants

How long do you have after contract is signed until you have to get the home inspected?

I'm traveling next TUE-SAT so we suggested next Sunday as this place we want to use is 7 days a week.

She said that is too far out. Mentioned earlier her people can do it this Monday.

You should be doing it within ~3 days imo. Monday.

Depends on the location. It my client isn’t getting it done during attorney review I ask for an extension on it.

Whoa, your contract should have a specified deadline for any/all inspections. Atleast I hope it does

That said, back in the day we'd put 10 days, with the current market if you're lucky to even get an inspection contingency written in, maybe 3 days (which ends up usually just having to grab whichever inspection company can actually squeeze you in)
