Whoa, your contract should have a specified deadline for any/all inspections. Atleast I hope it does

That said, back in the day we'd put 10 days, with the current market if you're lucky to even get an inspection contingency written in, maybe 3 days (which ends up usually just having to grab whichever inspection company can actually squeeze you in)

We haven't signed it yet she is still working on sending it to us.

She's saying she is also traveling and prob can't do TUE

Wife doesn't want to use her people on Monday.

Cool times.

I know we don't have to but the next available time I could do it she said was too far out and I want to be there.
Whether it's too far out is up to the seller but I can see her possibly using your ability to get an inspection done quick as leverage to getting them to come down and accept your offer. I'd confirm that with her first.. did she verbally tell them you'd have the inspections done within a certain time. If she did, try and roll with it to keep the offer together (since you don't have it in writing and signed off yet, seller could always buck so get that paperwork done yesterday)

Yep. My realtor didn’t make the inspection. It doesn’t matter.
I try to make every one (although not very many inspections the last couple years due to the market)

I think it could matter for an educated agent to be there as I've been at inspections where the inspector straight up misses easy things and I have to speak up. But a lot of agents are hands off for either liability, laziness, etc

We just decided to use her people. Because we know her personally we trust she isn't going to fuck us over with some fly by night shitty company. She does have a good reputation for being a good agent so doubt she is using a shitty inspector.
You'll likely be fine. But I thought you said only radon and sewer line? Are you doing a standard inspection at the same time?

Might not hurt to get a roofer over during your inspection window, pay them a couple hundred to get up on the roof and give you an assessment. Not a lot of inspectors get on roofs atleast around here, they'll use drones and binoculars

Yes those are extra. Regular home inspection too. Will ask agent if their inspector goes on the roof :h5:

If any chimneys might not hurt to also have a chimney company check it. Cause guarantee with the roof and chimney the inspector is just gonna say "recommend contractor to look at" which doesn't necessarily help you time wise

Edit* meant commit contractor sees cause for concern for those things he'll recommend further evaluation

Honestly it would be better if it absolutely poured the day before the inspection to see if there's any water issues

There was one thing in the disclosures about seepage under basement door when it pours but they installed a French Drain with sump pump to fix it.

Was pretty damp when we saw it, no musty smell, no crystals on anything.

We used our realtor recommended inspector and he was really good but we researched him ourself. For my husband’s first house he used the recommended inspector and he missed a few big things. I think it’s just hot or miss so it’s best just to look up the inspector. These days a lot have reviews.

the only kind of person you should hire that a realtor recommends is probably a contractor or movers. i mean think about if you're a buying agent, would you want your buyers inspector to find something that blows up the deal so you don't get your commission or the one that overlooks a few things so you get your commission?

Don’t worry, 90% of inspectors are garbage. Her person and anyone you thought of using will likely fall in that 90%

I’m what world should you ever hire a contractor based on a realtors referral :rofl:
Realtors have no clue what a good contractor is and will recommend whoever kicks them cash or does the quickest work to ensure their comission.
Contractor should have multiple referrals and solid business standing with past clients. Don’t ever ask a realtor for a contractor referral.
