the only kind of person you should hire that a realtor recommends is probably a contractor or movers. i mean think about if you're a buying agent, would you want your buyers inspector to find something that blows up the deal so you don't get your commission or the one that overlooks a few things so you get your commission?
The guy I refer out is fucking awesome. I get no kick backs, and there is no chance in hell that he would ever "overlook" something for my benefit, nor would I expect him to.

Also, I would never even question a client if they said they wanted to use their own inspector.

Don’t worry, 90% of inspectors are garbage. Her person and anyone you thought of using will likely fall in that 90%

Realtors have no clue what a good contractor is and will recommend whoever kicks them cash or does the quickest work to ensure their comission.
Contractor should have multiple referrals and solid business standing with past clients. Don’t ever ask a realtor for a contractor referral.
The diesel fumes are getting to you man. Many agents deal with a lot of investors, have our their own projects, etc. and know people in all walks of real estate, good and bad.

How many offers did you make before the offer that was accepted?

I’m glad it worked out for you and I’m not telling anyone not to use VA financing, but they should go in to it with their eyes open. @saabguy acknowledged that agents will advise sellers against accepting VA deals, even if he doesn’t agree with me that the advice is warranted.
You’re right. Lots of misinformed agents advise against VA. Usually it’s because they had a bad experience a million years ago (like your overspray situation which could have been easily handled), or someone told them something about a file somewhere else that they think it was VA and something happened so it must be because VA is bad.

Simple fact is VA has lowest denial rate amongst all loan types. And if you advise your clients against accepting offers, or steer other agents away from bringing their VA clients, you are doing your sellers a disservice. Maybe you have to pay 7% to work with an agent who knows these facts.

At the house for the inspection. I thought we'd be following dude around but he is just going over everything at the end unless he finds something urgent he needs to show us.

So far over an hour in nothing urgent.
Some inspectors prefer people dont hover, some don't care. Good time for you to get any room measurements etc

So far over an hour in nothing urgent.

If you have an Apple LiDAR enabled device, scan with Canvas. Then, if you buy the house, pay for the scan to CAD service. Having full CAD of your home is a huge win.

Options are get a quote for the electric and add a few grand then ask for credit.

But then all the walls will be ripped up and will have to be fixed.

Plus we would have to wait to give our complex the two month notice later so all this shit can be fixed.

Fuck everything

my take - unless its siberia cold ~below 15 degrees I can dress appropriately for cold and honestly be pretty comfortable. Can't adjust to heat the same way.
Yep, I go with needing a parka + ice & snow = too hot to be outside. Thin layers for more moderate cold is no bother at all. Perfect range for me is maybe 15-90f
