Biggest pros for the island, imo is that you can walk all the way aroudn it while in the kitchen. I prefer the looks, counter space and storage options for the larger island option. I just don't know if we're making a big mistake by cutting off access THROUGH the kitchen to the living room or not. It's easy to go through the hallway, but it does seem weird to have to do that.

Can you take down that wall and sliding door to give it more of an open concept or is it a load bearing wall or prefer to keep it separated?
Load bearing. We want to keep it, as it's already very "open" but the Sliding wall is original, well built and it's a bit of a throwback to the MCM look we want to maintain in the property with our layout, floor to ceiling windows and lighting.

I missed seeing the wall is open at the end of the island into the dining room. So even with the longer one, you still got access out of the kitchen in two directions. :hmm:

Hmm. This sort of applies both good and bad to the Peninsula option doesn't it? Like, subjectively?
Yeah, I see what you mean. I would prioritize eliminating dead spaces over eliminating straight lines. The layout w the smaller island looks more in line with what the author is recommending, especially if the furniture is arranged as shown in the layout.

That's a very modern ranch design. Do you need all four bedrooms? Seems like a lot of bedroom space.

I really like the primary entrance area... plenty of room to welcome guests. I'm not sure I understand the glass walls when you can use furniture and artwork to create those barriers. But, we all have our own taste preferences.

This design reinforces my preference for a smaller island... it'll strengthen the hallway down the center of the house, from the window on the left side of the house, down the hallway to the kitchen.
Yeah, we have two kids and we'll be in the master with the ensuite. The third bedroom will be used as an office/Peloton room for my wife.

I keep banging against

Less storage and less counter space as well as diminished aesthetic impact for....a direct path to the fridge from the living room. That's literally all I'm getting with the small island. But that direct path is something I don't want to undervalue. It's such a simple thing, but it could ruin my life if we hate it.

The funny thing too is that I could've guaranteed this poll would be lopsided toward small island. Everyone sees more space around the island and thinks "No duh, don't close yourself off" but I'm not sure if it's as simple as that (or if it really is just as simple as that).

Having that wall there kinda interrupts the flow but considering you'll like leave it open all the time the entire area will still feel very open. Do you have any pictures of the space you can send us? I'm assuming that wall is there due to structural support?

looks like the full island will add one cabinet and a drawer. Store that stuff in your garage instead.

I’m picturing a scenario where two people are in the kitchen and you wanna avoid getting in the other’s way. Only way to do that with the large one is to walk into the dining room and around? Man that gives me the creeps just thinking about it lol

I'll take a few tonight and post. You'll get a better idea of how big the living room space is. Higher ceilings, and it seems extra grand because of the floor to ceiling windows we'll be installing.
